Buying a house can be a daunting and difficult task at the best of times. By consulting BOWMANS first, many of the difficulties can be overcome before they arise. We will explain the whole process step by step to ensure that you fully understand the commitments you are making. Firstly however:-

How Much Can You Afford?

At the outset we can offer a competitive estimate of our legal fees and standard outlays such as LBTT (Land and Building Transaction Tax, previously Stamp Duty) and Registration dues which you would expect in a purchase transaction to help you budget.    We can also arrange an appointment with an Independent Financial Advisor who can give you more idea of just what you can afford and who can also shop around and find the mortgage that best suits your needs.

Once you have your funding in place, the conveyancing process can begin.

1. Making an Offer

Once you have found your perfect home and you should inform us straight away so that we can lodge a note of interest for you and once your mortgage is in place, we can then proceed to submit an offer for you. An exchange of letters legally termed as “missives” will pass between the agents and once the final missive “concluding the bargain” is in place will it make the contract binding.

2. Completing the Deal

We will handle all the conveyancing work for you, ensuring everything progresses as smoothly as possible right up until you get the keys and move in.

We can arrange for a member of our experienced Property Staff to visit your property and carry out a FREE, NO OBLIGATION MARKET VALUATION. We will provide you with a comprehensive estimate of costs. There are no hidden costs and the only payment we ask for upfront is the advertising costs should you wish to advertise with Tayside Solicitors Property Centre.   The fee for the Home Report is based on the value of your home and is payable direct to the Surveyor.

1. Home Report

Before your property is marketed for sale, you must have a Home Report.   Some properties are exempt from this, such as new build homes that are being sold by the developer for the first time.   The Home Report consists of three documents:

  • A Single Survey
    This contains an assessment by a surveyor of the condition of your home, a valuation and a “user friendliness” audit for people with particular needs.
  • The Energy Report
    This contains an assessment by a surveyor as to how energy efficient your home is and its environmental impact. It also recommends ways to improve its energy efficiency.
  • The Property Questionnaire
    This is a questionnaire provided to you by the surveyor for completion by you. It contains information about your home such as energy suppliers, Council Tax, parking, alterations etc.,

The Home Report is made available on request to prospective buyers.  The fee for the Home Report is based on the value of your home and is payable direct to the surveyor.

2. Preparing a Schedule

Once the Home Report is available we will prepare your Property Schedule and we will also take exterior and interior digital photographs for the sales particulars. We will supply all the marketing material including a “For Sale” board.

3. Advertising

We will discuss your marketing requirements at the outset and throughout the marketing process. Your property will be advertised in our displays in Dundee, and Forfar as well as on our own website and Social Media page.  Our Forfar Window Display has been modernised to include revolving brighly lit window displays and large television monitor advertising.    Once your Schedule is prepared it will be matched to our Mailing List and distributed to interested parties.  Advertising in the TSPC and full press advertising can also be organised for you.

4. Enquiries

We will deal with all enquiries, distribute Schedules, arrange viewing appointments and take notes of interest for your property.    We will follow up all viewings and report back to you.

5. Offer

Once an acceptable offer is received for your property one of our experienced solicitors will be in contact with you to guide you through the legal transaction process involved in selling your property.
